POSITION STATUS: Full Time, Permanent Position
PRESENT SCHEDULE: 10:00am- 6:00 p.m. Daily or as Required.

REPORTS TO: Director of Building Services, Salem School Department

RESPONSIBILITIES: The overall responsibilities of the Building Maintenance Craftsperson are to perform the proper inspections, maintenance, service, repair and operations of all buildings and structures occupied by the Salem School System.
DUTIES:
- Performs miscellaneous maintenance and repair tasks on municipal buildings and property requiring journeyman skills in at least two of the following areas; carpentry, electrical, HVAC, painting, plumbing or other trades.
- Performs duties such as repairing and maintaining roofs, doors, locks, furniture, cabinets, shelves, stairs, sinks and other building components.
- Performs minor electrical work not requiring a licensed electrician such as repairing and troubleshooting lights, fuses and mechanical equipment.
- Performs minor plumbing work not requiring a licensed plumber, such as repairing or maintaining toilets, sinks and mechanical equipment.
- Perform light mechanical work not requiring a licensed HAVC technician such as trouble shooting heating and cooling complaints, HVAC control issues and basic HVAC maintenance.
- May spend a portion of their time working on the custodial or grounds crew including landscaping, snow removal and other maintenance duties.
- Performs other duties as assigned by the Building Service Director and may in the event of emergency or short-handed situations be required to perform duties to assist in maintaining as standard of health, safety, security, cleanliness and co-operation between departments that are required in a school environment.
ABILITY TO:
- Properly operate light power tools.
- Following written and oral instructions.
- Work without close supervision.
- The ability to read and interpret blueprints, sketches and specifications
- Organize and maintain an adequate inventory of repair parts and equipment.
- Maintain accurate record of service of each piece of equipment.
- Ability to develop and maintain effective working relationships with co-workers.
QUALIFICATIONS
REQUIRED:
- Valid Driver’s License
- Two years supplemental training in trade or vocational courses, or two or more years’ experience in general maintenance or building construction.
- Basic computer skills and ability to adapt to campus software.
LANGUAGE SKILLS:
Ability to read, write, analyze and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
COMPUTER AND MATHEMATICAL ABILITY:
Ability to perform basic mathematics and calculate figures including percentages. Working knowledge of computers. Working knowledge of computerized automatic control system by Johnson Controls, Inc., Automatic Logic, Siemens Building Systems, Invensys and ENE, Inc.
REASONING ABILITY:
Ability to define problems, establishes facts, and draw valid conclusions. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
OTHER SKILLS AND ABILITIES:
Ability to establish and maintain effective and harmonious working relationships with co-workers and other staff personnel including temporary replacement or seasonable employees and the school community. Ability to communicate clearly and concisely. Ability to perform duties with awareness of all district requirements, School Committee Policies, and State and Federal Laws. Must display good judgment, common sense and a keen understanding of the importance of maintaining strict confidentiality.

PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:
Continuous walking, standing, sitting, climbing and frequent periods requiring sustained uncomfortable positions. Frequent periods spent bending, stooping, kneeling and lifting heavy objects up to 100 pounds, working from ladders, scaffolding and high places. Regular and sustained periods of strenuous physical exertion subject to weather conditions. Shall when necessary or as directed be required to work outdoors during periods of inclement weather including cold weather, hot weather, snow, rain, sleet and high winds. Operation of equipment that causes loud noise levels and high vibrations. Shall require the exercise of caution when operating heavy equipment and handling chemicals or other toxic materials, and the utilization of proper sanitary precautions when handling trash, waste and potential hazards. Travel between school department sites. Increased physical effort is required in emergency situations. The employee must be able to speak and hear, and to use hands to operate equipment. Vision requirements include the ability to read routine documents and use a computer. Ability to safely operate a motor vehicle. Ability to safely operate hand tools or powered tools and equipment that are required to be used in the care, maintenance of all grounds, roadways, walkways, parking areas and athletic facilities within the school district.
